Draft Sutherland Shire Affordable Housing Contribution Scheme

Affordable housing is essential to creating a diverse and thriving community.

Council has prepared its draft Sutherland Shire Affordable Housing Contributions Scheme which outlines how and where we will collect contributions to support the supply of affordable housing. The scheme aims to enable very low to moderate income households to continue living and working in Sutherland Shire.

The Affordable Housing Contribution Scheme ensures that for properties that have received increased development potential, a portion of that value is reinvested into affordable housing. The Scheme:

  • Recognises affordable housing as essential infrastructure for a well-functioning community
  • Supports low- to moderate-income households, ensuring that essential workers, families, and individuals can continue to live and work within their local community
  • Captures value from landowners benefiting from rezoning
  • Applies to developments which benefit from increased potential. Only sites that gain additional development capacity through the planning process will contribute.

Next steps

Following community consultation, Council will review and consider all feedback received. The feedback may support some changes being made to the draft before it is finalised for adoption by Council. We will keep our community updated of progress.
