Planning Proposal for 78 Port Hacking Road, Sylvania

Council is proposing to rezone the land at 78 Port Hacking Road, Sylvania from SP2 Classified Road to R2 Low Density Residential. The change will allow Council’s sale of the land to St Luke’s Orthodox Church for their formal use.

The land is approximately 926m2 and was part of the Port Hacking Road reserve. Containing a mixture of landscaping, footpath and asphalt for many decades, it was used as informal parking associated with a plant nursery.

The site is now directly adjacent to the Church at 76 Port Hacking Road, the future landowner. It is understood that the Church seeks to consolidate the lots and intends to use the land for a formal carparking area. Any development on the site will be initiated by the future landowner and will be subject to the development assessment process.

The impact of the rezoning is that the development controls on the site will change from having none applied to:

  • a floor space ratio of 0.55:1
  • a maximum building height of 8.5m
  • a minimum landscaped area of 35%.

These controls ensure that any development on the site will be in keeping with the density and character of the surrounding low-density neighbourhood.
